OUR SERVICES

Project management:
Construction project management is a process of planning, organizing, directing, and controlling construction projects to achieve specific goals within the given time, budget, and quality constraints. This process involves various phases and activities essential for the successful completion of a construction project.

We ensure effective construction project management, which requires the coordination of various stakeholders, including architects, engineers, contractors, subcontractors, investors, and regulatory authorities. Project management software tools also play a crucial role, enabling the tracking and management of individual project phases.

These tools significantly streamline and enhance project management, facilitate communication and collaboration among teams, and help keep projects on track. Selecting the appropriate tool depends on the specific needs of the project, team size, and required features.

Cost management:
Cost management is a process of planning, directing, and controlling project costs to maximize efficiency and ensure the project stays within the established budget. This process encompasses various activities that help identify, analyze, and monitor costs throughout the entire project lifecycle.

Effective cost management is crucial for the success of any project as it helps to:

  • Ensure the project is completed within the established budget.

  • Maximize the efficiency of resource utilization.

  • Identify and minimize financial risks.

  • Provide transparency and accountability in financial matters.

  • Facilitate decision-making based on accurate financial data.

Construction management is a process of planning, coordinating, and controlling a construction project from inception to completion. The goal is to ensure that the project is completed on time, within budget, and to the required quality standards. Construction management encompasses various activities and roles that are crucial for the successful execution of a construction project.

The significance of cost management lies in setting the correct investment amount through price calculations and estimates (known as cost plans).

Effective cost management is crucial for the success of any project because it helps to:

  • Ensure the project is completed within the established budget.

  • Maximize the efficiency of resource utilization.

  • Identify and minimize financial risks.

  • Provide transparency and accountability in financial matters.

  • Facilitate decision-making based on accurate financial data.

Construction Supervision and Investor's Technical Supervision:
The role of the investor's technical supervision (ITS) is crucial in the construction process, ensuring that construction work is carried out in accordance with project documentation, building standards and conditions. The ITS represents the investor and monitor the quality, schedule, and financial aspects of the project. BIM and other construction management software enhance the effectiveness and success of their performance.
Client Change Management:
Client Change Management (sometimes referred to as "change request management" or "customer change management") is the process of receiving, assessing, approving, and implementing changes to client requirements for a project, product, or service. This process is critical, particularly in fields such as construction, IT projects, software development, and other areas where clients may have specific and evolving requirements.
Client change management is a crucial element of successful project management, ensuring that client requirements are met efficiently without compromising the project's quality or budget.
Construction Disputes:

Construction Disputes are conflicts that arise during or after the completion of a construction project among various stakeholders, such as investors, builders, contractors, subcontractors, designers, architects, and others. These disputes can stem from a variety of causes and can vary in nature and severity. Resolving construction disputes can be complex and often involves legal actions, mediation, or arbitration.

Effective management and resolution of construction disputes are essential for maintaining professional relationships, minimizing additional costs, ensuring project continuity, and protecting the legal and financial interests of all parties involved.

Construction Consulting:

The aim is to provide clients with essential knowledge, professional guidance, and recommendations to effectively manage, plan, and execute their construction projects.

Property Inspections:

Property inspections involve a detailed examination of a real estate asset to assess its condition, identify any issues, and provide an overall evaluation. This process is crucial for buyers, sellers, investors, and property managers to make informed decisions regarding the property.

Property inspections play a crucial role in the real estate transaction process and can significantly help a minimize risks and unexpected costs associated with property ownership. It is an investment that protects both buyers and sellers, ensuring transparency and trust throughout the real estate transaction.

Technical Due Diligence (TDD) is a comprehensive assessment of technical condition of property, typically conducted prior to its acquisition, sale, or lease. The goal of TDD is to provide potential buyers or investors with a detailed overview of the building's technical status, identify potential risks and costs associated with repairs or maintenance, and enable informed decision-making.
TDD is a key tool in the real estate sector that ensures investors and buyers have complete and accurate information about the technical condition of building before making significant financial decisions.

Energy Performance Assessment of Buildings, Energy Performance Certificate (EPC), Acoustic Measurements, Thermal Imaging Measurements

Energy performance assessment of buildings is a process of evaluating energy efficiency and consumption of buildings. Its primary goal is to provide information about building's energy performance and identify areas where efficiency measures can be implemented to reduce energy demand and operational costs.

The term "EPC" stands for "Energy Performance Certificate." It is a document that provides information about building's energy demand and energy efficiency. The EPC is commonly used in the Czech Republic to inform property owners, tenants, and the public about building's energy performance.

Thermografic inspection of buildings: This process uses thermal imaging technology to detect and visualize heat patterns and temperature variations on building surfaces, which helps identify issues such as heat loss, insulation problems, and moisture infiltration.

Windows inspection:

To our clients we provide review of project documentations, from which we mainly take into account the completeness, correctness and saving opportunities. The investor may also use our experience during negotiations with the contractor of windows and façades. However, the main purpose of windows inspections is a supervision during ongoing assembly on construction site.

  • revision of clients’ project documentation

  • cost management – control of budget expenditures on windows, doors and façades projects

  • searching for financial savings within inspection of the project documentation

  • preparation of a tender documentation for window, door and façade supplier

  • consultation during negotiation of the contract between client and façade supplier

  • check of production documentation provided by cladding supplier

  • supervision of windows, doors and façades realisation on the building sites

Façades inspection:

The facades inspection include checking of the suppliers sheathing production documentation. And after debugging the documentation we can proceed to supervision during ongoing assembly of alu, steel, ceramic, stone ventilated, raster, structural, semi structural, modular facades and ETICS on construction site.

  • check of the sheathing supplier’s production façade documentation

  • supervision of alu, steel, ceramic, stone ventilated façades and ETICS on the building sites

  • supervision of raster, structural, semistructural and modular façades on the building sites

Health and Safety Coordinator (HSC):

Health and Safety Coordinator (HSC) is a specialist responsible for ensuring workplace safety and health, particularly in high-risk environments such as construction sites. The role involves ensuring that all activities on-site or within the working environment comply with current health and safety regulations and standards.

The Health and Safety Coordinator is a crucial component in preventing workplace injuries and illnesses, ensuring a safe working environment, and complying with legislative requirements. Their role contributes significantly to protecting the health and safety of all employees and workers on construction sites or in other work environments.
